1. Why is now the right time to start the company?
Offering at Finnish single-family homes is very short. There is plenty of room to build and rent new houses to families. And there is great demand among those who doesn't want to own, but want to live in single-family house.
2. What trends do you see in the market?
Finnish home renting industry seems to focus on apartment building and renting them, and we don't see that changing in a future. Our niche of providing single-family homes gives us edge in a market.
3. Why is your team uniquely capable of executing the plan?
We are operating in a simple construction and renting business. Reflecting this our team doesnt possess any uniquely capable tools comparing to other larger players in a field. We however have patience and resilience to build our units steadily providing increasing value to our investors.
4. Why do users care about your product?
Homes in Finnish rental market are mostly small. Even apartments designed for four residents are small, around 80 square meters. Our single-family homes are 120-140 square meters and designed to provide enough living space for 4-5 residents. Floor plan is smart, and we value large storage space for family needs. Our aproach of offering single family homes also comes with a yard to play with, and this is not something to take granted as majority of rental market is only offering apartments that dont have own yard at all. Our homes are made for family needs, they are safe, they are good to live at.
5. How did you come up with your business idea?
We conducted a research on Finnish rental markets to find out if there is room for competition. From the results of this research we found out that there indeed is room for competition. Low market share of single-family homes gives us place to grow and prosper.
6. Which competitor is doing the best job and why?
There are only few competitors in this field, and those are staying at their towns. Small players. Larger players haven't entered this field due to being more effective to build apartment buildings and renting/selling them than building one unit at a time. There really is no serious competitors in this field for Perennis.
7. What will you do with the money?
All the money we collect from investors and receive from rents are reinvested in a company by building more rental units. We are doing whatever we can to grow our market value and size in a Finnish rental market.
8. Who exactly is your ideal customer?
Our ideal customers are families with children. Ideally families with 2-3 children as that is the family size we are focusing our supply.
9. How are you marketing your product?
Our products/homes are displayed at Finnish home renting platforms. We are also advertising locally at locations where the homes are being build. We start marketing when we know we have a plot and resources to build home.
10. What do you expect from an investor besides money?
Main asset Perennis needs from its investors is money. There is no denying it. We however expect from our investors also patience, because our business model doesn't provide rocket ship like growth. We are more like a train pushing forward. When time comes we value from our investors guidance and tips for future growth. This specially when we grow outside of Finland to neighbouring countries and local guidance might come in need.
